Belara Lakes offers spacious 1-, 2-, and 3-bedroom apartment homes with eight unique floor plans, including select layouts with den spaces, private yards, and upgraded interiors.

Select first-floor apartment homes feature private, fenced-in yards, offering additional outdoor space for relaxing, entertaining, or enjoying time with your pets.

Applying is easy! Start by visiting our Floor Plans page and selecting a layout you love. Then, choose an available apartment home to apply online or in person through the leasing office. Our team is here to guide you through each step and ensure a smooth application process.

Applicants will need a valid government-issued photo ID, proof of income, and recent bank statements. A Social Security Number is required for screening purposes, along with rental history information. An application fee and administrative fee are required at the time of submission.

Applicants must demonstrate a combined gross monthly income of at least 2.5 times the monthly rent.

Subleasing is not permitted. 

Yes. Renter’s insurance is required for all residents throughout the lease term. Policies must include a minimum of $250,000 in liability coverage. For convenience, residents may enroll in our offered renter’s insurance program for $16.00 per month to meet this requirement.

Residents will receive a renewal notice at least 60 days prior to lease expiration. Renewal options can be reviewed and selected through the resident portal, where lease documents can also be signed electronically. If you have any questions or need assistance during the renewal process, the leasing office is available to help.

No. Our community does not offer affordable housing.

Yes. An application fee of $55 is required for each applicant aged 18 and older, along with a $150 administrative fee per apartment reserved. Instead of a traditional security deposit, applicants enjoy a $0 deposit program with a lease lock alternative fee of $36 per month, which is non-refundable and applied in place of the deposit.

Yes. Our team assists residents throughout the move-in process, including lease signing, utility guidance, and move-in scheduling. Once your lease is signed, you will receive detailed instructions and support to help ensure a smooth and seamless transition into your new home.

To break your lease, we require a 60-day notice and a lease-break fee that is equal to 2 months of rent and repay any move-in concession (if one was applied).

Residents are required to provide a 60-day written notice.

Residents must submit a 60-day written notice to vacate and provide a forwarding address before move-out. Residents will receive a notice-to-vacate acknowledgement that will include important information regarding final payments, cleaning, key return, etc.

Security deposit refunds are processed within 30 days after move-out, in accordance with your lease and state guidelines.

A traditional security deposit is not required for applicants. Instead, residents enjoy a $0 deposit option through a LeaseLock program at $36 per month (non-refundable).

Water, sewer, and trash are billed separately, though charges appear on your rent ledger each month. Valet trash is a required service at $27 per month, also paid with your rent. Electric, cable, and internet are set up and paid directly through your chosen providers.

Residents are welcome to choose their preferred internet service provider. Options include providers such as Verizon & Spectrum.

All rent payments are made online through the BILT Rewards portal. Residents can make one-time payments or set up recurring payments for added convenience using a debit card, credit card, or checking account. We also offer flexible payment options through FLEX, allowing eligible residents to split rent payments into smaller installments. Residents must apply directly through FLEX, and participation is subject to FLEX approval.

Yes. Onsite parking is available for residents on a first-come, first-served basis. Reserved parking is also available for an additional fee upon request—please contact our leasing office for details.

No. Parking is complimentary for residents at Belara Lakes. Residents may also request a reserved space at an additional charge.

Guests are welcome to visit; however, stays exceeding three consecutive days require prior written approval and may not exceed six total days within a calendar month.

We do not offer EV charging stations on-site at this time.

Yes! We are a pet-friendly community designed for your four-legged companions in mind. Residents can enjoy abundant greenspace and natural areas perfect for walks, playtime, and fresh air. We also have a large fenced bark-park.

Yes. We require a one-time fee of $300 per pet (max of 2). Additionally there is a monthly fee of $25 per pet per month. All residents must enroll in Pet Screening verification. For additional details on our pet policy, please visit: https://www.belaralakesapartments.com/amenities.

Belara Lakes features a fenced bark park, giving your pets a welcoming space to run, play, and enjoy the outdoors.

Belara Lakes offers a premier selection of amenities designed to elevate your everyday living. Enjoy two resort-inspired swimming pools, an expansive lakeview sundeck, outdoor BBQ grilling and picnic spaces, an outdoor kitchen with lounge seating, a modern playground, and a fenced bark park for pets. Added conveniences include a self-service car care station, on-site laundry lounge, secure Amazon package lockers, door-to-door trash pickup, 24-hour emergency maintenance, and curated resident socials. Each home offers rich wood-style plank flooring, plush carpeting, designer lighting fixtures, contemporary window treatments, central air conditioning, and an electronic thermostat. Yes. Belara Lakes offers a convenient on-site laundry lounge for residents. Select homes, including our three-bedroom layouts, also feature an in-home washer and dryer.

Our community does not offer bike storage. 

Yes. All homes are fully-wired for immediate internet service activation.

For your convenience, packages are delivered to our secure Amazon package lockers. Mail delivered via USPS is sent to your home mailbox.

No. Furnished homes are not available. However, furniture and technology rental packages are available through our preferred partner, CORT Furniture Rental.

Creating a sense of community is important to our team! We host curated resident socials and seasonal gatherings designed to bring neighbors together.

Yes. Quiet hours are observed daily from 10 pm to 6 am in accordance with local noise ordinances.

During business hours, noise concerns can be reported to the leasing office by phone or email. After hours, reports can be directed to our courtesy patrol service.

Belara Lakes is a non-smoking community.

Maintenance requests can be submitted online through the resident portal. To report maintenance emergencies, call the leasing office. 24-hour emergency maintenance is on-call to assist you.

Emergency issues—such as flooding, loss of AC in extreme heat, electrical hazards, or anything affecting safety—are handled immediately, 24/7. Urgent but non-emergency concerns (like appliances not working properly) are prioritized as soon as a technician is available. Standard work orders are typically addressed within 24–48 hours, depending on the order in which requests are received.
